Guests message at all hours. Now every apartment has its own concierge on WhatsApp that answers in seconds, books taxis and tables, checks the weather and the surf, sells your extras, and only wakes you when it really matters.

Guests get answers at 2am. You get to sleep.

Running short-term rentals means your phone never stops.

Sound familiar?

  1. WhatsApp

Hi! What's the Wi-Fi password? And where do the bins go?

The same questions, every single stay.

Wi-Fi, check-in, parking, bins. Your team answers them over and over, across every property.

  2. WhatsApp

There's no hot water and we leave at 6am

Problems at 2am, when nobody's awake.

Either someone on your team loses a night's sleep, or the guest is left waiting until morning.

  3. New review

★★★ Shower was cold and nobody replied to us.

Small issues you only hear about in the review.

By the time it's public it's too late to fix, and it sits on your listing for good.

  4. WhatsApp

We land at 10pm, is late check-in ok? Do you have a cot?

Extras nobody had time to offer.

Late check-outs, transfers, cots. Money guests would happily pay, lost in a busy inbox.

Black Fig AI takes all four off your plate, and then goes further.

More than answers. A local concierge in every apartment.

It doesn't just know the house manual. It knows the area, checks live conditions and gets things booked, so your guests feel looked after from the moment they arrive.

It sorts what it can, and tells you the rest.

Guests scan a QR code in the apartment and chat on WhatsApp, in their own language. Anything urgent reaches you straight away, written so you can act without opening the chat.

And it carries your brand, not ours. Your guests talk to "Casa Oliva Concierge", or whatever you choose to call yours.

Casa Oliva Concierge

online

  1. Hi, there's no hot water and we have an early flight tomorrow
  2. Sorry about that, let's sort it. The boiler is in the cupboard left of the kitchen sink. Is the small red light on?
  3. Yes it's red
  4. Thank you. Hold the reset button for five seconds and the light should turn green. I've also told the host, so someone can come first thing if it doesn't.
Alert sent to host. Flat 2B: no hot water, guest tried the reset, checking out at 06:00.

Not another inbox tool.

Most AI messaging tools hand you software and a settings page. We hand you a concierge that already knows your properties, and rules it can't break.

Where guests talk Inside the booking-site inbox On WhatsApp, the app they already use, from a QR code in the apartment
Getting started You set it up and keep it trained yourself We build it from your house manual, rules and extras, then test it with you
Money Depends on how you configure it Never promises refunds, discounts or anything free. Every request comes to you
Beyond the house manual Answers questions about the property Books taxis and tables, checks the weather and surf, knows the area
When something goes wrong A notification to go and read the thread One alert with the flat, the problem, what the guest tried and when they leave

What changes for you

Problems caught before they become reviews.
It checks in during the stay and passes complaints straight to you with every detail, while there's still time to put them right.
Most questions answered without you.
Wi-Fi, check-in, bins, parking, the nearest pharmacy. Answered in seconds, in the guest's language, at any hour.
Extras offered once, at the right moment.
A late flight gets a late check-out offer. An airport arrival gets a transfer. It takes down a complete request, so all you do is say yes.
A record of every house-rule problem.
Quiet-hours reminders, parties politely refused, and a log of every noise or house-rule incident, ready if neighbours or the building ever complain.

It never promises anything that costs you money.

Every version is tested against around 650 scripted guest conversations before it talks to a real guest. The money, emergency and door-code cases have to pass every time.

How a pilot works

We're taking on our first founding pilots now, a few property managers at a time, so each one gets our full attention.

  1. We set it up for you

Your house manual, rules, extras and who to call, in your brand and your tone. Guests reach it from a QR code in each apartment.

  2. Thirty days, free

On 10 to 20 of your units. Your team stays in charge of anything that needs a person.

  3. You see the results

Questions answered without you, problems caught early and extras captured, measured without keeping your guests' conversations.

Questions property managers ask

Does it work with my booking system?

Guests reach it by QR code, so it works alongside whatever you use today. During the pilot we connect it to your booking system so it can match guests to their stays, or work from a simple booking export if a direct connection isn't ready yet.

What about guests who don't use WhatsApp?

The same QR code can open the chat in a web browser, so nobody is left out and there's nothing to download.

Does it reply in the Airbnb or Booking.com inbox?

Not yet. Today it lives on WhatsApp and the web, where guests get instant replies during their stay. Booking-site inbox replies are on our roadmap.

Which languages does it speak?

It replies in the language the guest writes in, and sends your alerts in yours.

How much work is setup for my team?

Very little. You send us your house manual, house rules, the extras you sell and who to call for what. We build and test it, then you try it before any guest does.

What does it cost?

The pilot is free for 30 days. After that it's a monthly fee per apartment plus a one-off setup, agreed with you before the pilot ends. No surprises.

What happens to my guests' data?

Conversations are deleted after check-out and alerts after 30 days. We measure results with anonymous counts, never by keeping guest chats, and we sign a data processing agreement with you before any pilot starts.

Built by a rental company, set up by hand.

Black Fig AI is part of Black Fig, a short-term rental company, so it's built around how rentals actually run. We take on a small number of property managers at a time and set up each one ourselves.
